Now that you’ve made the decision to sell your home, here’s a clear breakdown of what to expect as we move forward.
Walkthrough and Initial Conversation
The first step is scheduling a walkthrough. This gives me a chance to view your home in person, understand your goals and timeline, and identify any features that may impact value or marketing. We'll also talk through your expectations and discuss what the process will look like from start to finish.
Market Analysis and Pricing Strategy
After the walkthrough, I’ll run a Comparative Market Analysis (CMA) to determine how your home compares to similar recently sold properties in the area. Based on the data and your home’s unique features, I’ll recommend a pricing strategy that aligns with market conditions and buyer demand.
Listing Paperwork
Before we move forward with any prep recommendations, we’ll complete the necessary listing paperwork. This includes the Exclusive Right of Sale agreement and seller disclosures. Signing this gives me the ability to represent and market your home officially.
Home Prep and Marketing Coordination
Once the listing paperwork is complete, I’ll schedule professional photography and begin building your marketing plan. If I see opportunities to help your home show better such as light decluttering, touch-ups, or cleaning I’ll share those suggestions. I can also connect you with trusted vendors if needed.
At this point, we’ll choose a go-live date for the listing. I typically recommend launching on a Thursday or Friday depending on when we receive photos back, to create momentum going into the weekend when buyer activity is highest.
Once your listing goes live in the MLS, it will automatically syndicate to sites like Zillow, Realtor.com, Redfin, and others.
Showings and Buyer Activity
Once your listing is live, it will be visible to buyers on the MLS, Zillow, Realtor.com, and other major platforms. When a buyer is interested, their agent (or the buyer directly) will submit a request to see the home.
If the property is vacant, I can approve showings on your behalf to keep things moving smoothly. If the home is occupied and you prefer to manage your schedule, you’ll receive showing requests directly to your phone and can approve or decline them based on your availability.
I’ll also share feedback from buyer showings so you stay informed and we can adjust strategy if needed.
Offers and Review
When offers come in, I’ll send them to you along with a summary that clearly outlines the terms: price, financing or cash, contingencies, and proposed closing timeline. We’ll schedule a call to go over the details and discuss the best path forward.
Note: If the buyer is paying cash, the process is usually faster and may involve fewer contingencies (such as no appraisal or loan approval). If the buyer is financing, there will be additional steps involving their lender.
Under Contract and Title Work
Once you accept an offer, we’re officially under contract. The buyer will typically schedule a home inspection and, if they’re financing, their lender will order an appraisal. During this time, the title company will begin a title search, verify legal ownership, request mortgage payoffs, and coordinate closing documents.

Closing
Once inspections are complete, title is clear, and the buyer’s financing (if applicable) is approved, we’ll schedule your closing. This final stage includes a buyer’s final walkthrough of the property, typically within 24 hours of closing, to ensure the home is in the agreed-upon condition. You’ll then sign your final documents either in person or remotely, funds will be disbursed, and keys will be transferred to the new owner.
